Four trades, four schedules, four invoices, three of them quoting on the phone without seeing the house, and one of them going quiet on the Tuesday before closing. Meanwhile you are the one explaining it to a buyer, a seller and a closing attorney.

Send us the report. We come out, walk every item, tell you plainly which ones we can do and which ones need a licensed trade, and price our part as a single number. You get an honest split rather than a company that quietly attempts the electrical items and hopes.

Pre-listing repairs

The work that should happen before the photographer arrives rather than after the inspection finds it. Doors that stick, scuffed and patched walls, tired trim, a deck rail that moves, the cabinet door that has hung crooked for two years. Small money against what it does to a first impression.

Tenant turnovers

Between move-out and move-in, on a fixed date, with a clear line between wear and damage. And because Nook also cleans homes across these same three cities, repair and clean can be sequenced properly rather than tripping over each other.

Ongoing property maintenance

For investors and managers holding several doors locally, the same handyman going back to the same properties is worth more than the hourly rate on any one visit.

How we work with you

• One number for the list. Priced in person, in writing, before anything starts, and it does not move.
• A straight answer on the date. If your closing date is not achievable we tell you on the call. You can plan around a no. You cannot plan around a maybe that becomes a no on the Thursday.
• Photographs of every completed item, sent the same day, ready to forward to your client or the other side.
• One invoice, one contact, and the same person from the first call to the final walkthrough.
• We tell you what we cannot do. No plumbing, electrical, HVAC, gas, structural or permitted work. You will hear that on the visit, not discover it later.
