Bigger lots mean more fence, more gate, more deck and more trim, and all of it is outside in a Georgia summer. We look after the parts of a Milton property that the weather gets to first.
Milton is not the same job as the rest of North Fulton, and anyone who tells you otherwise has not worked here. The houses are larger, the lots are larger, and a great deal more of what needs fixing is outdoors and made of wood.
Out around Crabapple, Freemanville, Birmingham and Bethany, a single property can carry several hundred feet of fence, a gate that has to swing true on soft ground, a deck or screened porch, outbuildings, and a driveway long enough that the mailbox and the house are two separate maintenance problems. None of that is difficult work. There is simply a lot of it, and it all ages at once.
Fences and gates. Four-board fencing looks wonderful and it moves. Posts lean, boards cup and split, and gates that hung perfectly in April drag on the ground by August as the ground shifts and the timber takes on water. Rehanging a gate properly means dealing with the post, not just the hinge.
Decks and screened porches. Boards go soft at the fixings first, and the rail posts go before the deck surface does. If a rail moves when you lean on it, that is the thing to fix before anything cosmetic. We replace boards, rails and steps, and we wash, sand and seal decks that are merely tired rather than failing.
Exterior trim and wood rot. Fascia, soffit, corner boards and window trim on a large house give the weather a lot of edges to find. Rot is cut back to sound timber and replaced. Painting over it only hides it until spring.
Everything inside as well. Doors that stick, drywall to patch, shelving and built-ins, trim and moulding, mounting and assembly, and the interior painting nobody has got round to.
Two Milton-specific jobs worth mentioning. Mailboxes take a beating at the end of a long drive and the post is usually the part that has gone, not the box. And outbuildings, barns, workshops and pool houses tend to be the last thing anyone looks at, which is exactly why their doors, windows and trim are usually the worst on the property.
