Older houses are honest about their problems

Roswell covers a wider span of building ages than Milton or Alpharetta. There are genuinely historic homes near Canton Street and the old town, a great deal of nineteen-seventies and eighties housing out through Martins Landing and toward the Chattahoochee, and newer building mixed in throughout. An older house is not a worse house, but it is a different job, and the difference matters.

A house that has stood for forty or fifty years has finished moving. It has settled onto its foundations, the timber has done its shrinking, and everything that was going to go out of square already has. That is good news, because the problems are stable and can actually be solved rather than patched and revisited.

What older Roswell homes ask for

Doors that have stopped fitting. In an older house this is rarely humidity alone. The frame has moved and the door has not. Easing the door is a short-term fix. Adjusting hinges, resetting the strike, and occasionally taking the frame itself back to square is the one that lasts.

Cracks that keep coming back. A hairline crack over a doorway that reappears every year after being filled is telling you something. Filling it again will not work. It wants taping and reinforcing properly before it is skimmed and painted, and then it stays gone.

Original trim, doors and built-ins. The joinery in an older Roswell house is usually better than anything you could buy today, and it is almost always worth repairing rather than replacing. We repair and match trim, rehang and rehab original doors, and rebuild cabinet doors and drawers rather than reaching for a catalogue.

Decks and exterior wood at end of life. Plenty of decks in Roswell are on their second or third decade. We will tell you straight which boards have another five years in them and which ones are only being held up by the deck around them.

Historic properties

We will never add work to your bill without your say-so.

What we will not take on

No plumbing, no electrical, no HVAC, no gas, no structural work and nothing needing a permit or a licensed trade in Georgia. In an older home, some jobs that start as carpentry turn out to be structural. If yours does, we will tell you on the visit and point you at someone good.
